About / Description

Because there are a great number of homes that are built slightly above ground and have a crawl space under them and when there's a water leak, the water will naturally go down under the home into the crawl space. Crawl space drying takes special care, equipment and expertise. Safedry professionals have that knowledge and expertise. Symptoms

The way to tell if there's water under a home is there will be a musty smell from mold that has started to grow from the damp conditions and lack of air to dry it out. In most cases the water could actually be heard running or hissing. If the pipes run under the home and there's a suspicion that there may be a leak, most water meters have a small dial in them showing the smallest traces of water usage. The water could be turned on to observe this, after the dial is located and with all of the water shut off in and out of the house the meter can be observed to see if there's any movement indicating a leak. If there's any question as to how your meter works and if there may be a leak a call to your local water provider may be a good idea. They could send somebody out to assist in determining a possible leak or there are professional leak locating companies that could be called out.

Causes

The usual causes for water leaks in a crawl space situation are the wax ring on the toilet could be leaking with the water winding up going under the home. Another possibility is that a pipes may be under the house and one or more have burst. Depending on the age of the home may determine what kind of piping was used. If the house was built prior to the 1970's the house may have galvanized steel pipes. All galvanized pipes will eventually corrode through and begin to leak. Some home manufacturers used a pipe made of a plastic called polybutylene. This material was later deemed to be an inferior product because of the amount of leaks that occurred. Because the pipes would have to be protected from freezing they would have to be encased in insulation. So when they begin to leak the water would saturate the insulation and end up absorbing into the wood and other building materials. In most cases the insulation would be destroyed and need to be replaced.

Procedure / Solutions

With the proper placement of air movers and possibly dehumidifiers the affected area will efficiently and thoroughly be dried. Depending on the amount of area and the items that are affected by the water damage will dictate the amount of air movers and the amount of time to ensure the most thorough drying.

The cost will depend entirely on the amount of area and how extensive the water damage. Of course if the water has saturated into the insulation and the floor of the home the drying time will increase and the amount of repair will be greater.

Tips / Prevention

For example the water heater could have a drip catch pan installed under it and have the drain piped to the outside. Or there are automatic valves that can be installed so e is a signal sent to the valve and it shuts off.

Comments

If your home is built above ground and sustains a water leak of some kind and requires crawl space drying, do not delay. The materials in that crawl space will begin to grow bacteria and mold. The mold spores could get into your house causing a potential health risk.
