Places that are often or always damp can be hard to maintain completely free of mold. Multiple readings in various areas throughout the suites with a protimeter (wood moisture reading device) showed that the wood was dry in most places (0 – 16 % moisture; readings less than 18% are considered dry). It was mentioned that there had been a torrential downpour the previous day, Colorado Floods Cause Mold Problems and due to window flashing being temporarily removed from the exterior of the building, it was theorized that this deluge caused water to seep into the wood- thus causing the slightly elevated moisture readings.

It was also noted by the owner's environmental representative that wood moisture readings she took the previous day (before the rainstorm) had all been in the "dry" range. A small amount of water had also dripped inside at the large construction window (east side of building) and Colorado Floods Cause Mold Problems pooled on the sill. Six airborne mold samples from the first floor work area and one from outdoors were collected during this visit.

All analytical results show a much smaller amount of mold spores inside the building than outside. This is the desired outcome, Colorado Floods Cause Mold Problems as it is evidence of no indoor fungal amplification. Sample number253-25, which was collected in the suite at the "dogleg" (no suite number noted- see map page) had the most amount of spores found from the interior samples, and was approximately 1/3 the amount of the outdoor samples.

It was observed that the large construction window was open in this area, Colorado Floods Cause Mold Problems so it is likely that most spores found were from the outdoors. WEC recommends that Alborn Construction replace the exterior window flashing as soon as possible to prevent any more water infiltration.

After this has occurred, it is recommended to have the owner's environmental consultant re-test the wood moisture content on the south and southeast walls to ensure it is dry (less than 18 % moisture). Once it is dry, then Alborn Construction may proceed with encapsulation, Colorado Floods Cause Mold Problems as well as replacing the vapor barrier, insulation, and sheetrock on all exterior walls scheduled for Phase 3.
