One place definitely going to see Dehumidification is in the bathroom. The main culprit in this area is going to be believe it or not behind the tile in your shower. Because showers that have tile walls are usually placed over drywall, and have porous grout joints. The drywall behind is usually not as well protected as we would like to believe. And we know what happens when drywall gets wet it swells.

  1. This causes the grout joints to expanding break allowing more moisture in causing Dehumidification to grow. There are sealers that sealed the grout of most people do not seal as often as recommended. Unless you use an epoxy sealer moisture will seep through the grout. If your house was built from mid-1960s to the mid-1990s you probably have drywall walls in your shower. To remedy this, showers should be lined with cement board or something equivalent on as Hardy backer or wander board. Cement board, Hardy backer do not swell when wet they repel water.
  2. Also shower doors can hold water underneath it if it's caulked on both sides of the bottom of the door opening. It will trap water between the two caulks and cause Dehumidification to grow. This can be corrected relatively simply and inexpensively. By getting a caulk removal tool and removing the grout from both sides of the door bottom. What a fan on that area so you dry everything underneath the bottom of the door. Then determine the lowest part of that door bottom where water may drain from. Re-caulk the bottom of the door leaving the lowest point open so they moisture trapped under that door next time will leak out.
  3. Hopefully this will prevent Dehumidification from forming under there. There are ways to fix this but the expense will determined by the amount of damage done by the water and the mold. If the grout is cracking that you have to assume the drywall has gotten wet and swell. This means you'll have to do a total restoration on the shower. If however the grout is all intact in you have been sealing the grout properly. Moisture and mold will not find its way behind the tile. And the tile will still be firmly adhered to the wall.
  4. To test and see if your tile needs to be replaced, tap on the tiles and see if the grout moves or if the tiles sound hollow. If the tiles sound hollow then you will need to replace the whole shower. If the tiles are all tight in the grout doesn't move that it's possible your shower was built on cement board and you can get away with just removing the grout and re-adding grout. I always suggest using an epoxy grout, because it forms of permanent seal does not needs as much care. Also the color of the epoxy grout does not fade.
