A new report proposes that United States landlords pay about $1000 extra for each tenant who smokes compared to the cost to rent to a person who has never smoked cigarettes. Experts say the report is the first to take a good look at the extra financial expense for landlords that rent to smokers. By looking at previous studies on the costs of Tenant Move Out, cost of restoration and overall health risks, the studies show an estimate that each tenant.

  1. Smokers cost a landlord an average of $816 annually above the cost of a tenet who never smoked. Tenant Move Out accounted for the highest cost in a home restoration, followed by normal upkeep costs that exceed usual homeowners insurance expense for nonsmokers. The report used studies that calculated expenses for single dwelling home landlords, but the discoveries would probably apply in the commercial investor as well, according to study experts. This report should help landlords make better informed choices about their rental policies, the researchers made their computations so that individual landlords can plug in their own costs to get more precise estimates of their own expenses.
  2. The report centers mainly on economics and does not really address moral and confidentiality matters associated to the adoption of tenant-landlord guidelines covering tenet Tenant Move Out. Gradually, landlords have been adopting tenant smoking policies that include wanting smokers to pay premium prices for their house rent or simply refusing to rent to people who identify themselves as smokers. The report recognized that providing tenants smoking privileges would be an added expense for landlords. Although, the study looked at overall expenses to the average landlord from smoking-related expenses and did not try to recognize those expenses that would be a burden to a landlord. The CDC says Tenant Move Out is the cause for about $443,000 in the United States each year for restoration expenses and decreases the value for rental homes. The experts used several reports that estimated a variety of particular expenses to create an approximation of the overall yearly extra expense of each tenant who smokes.
  4.  According to their yearly calculations per smoker, excess restoration expenses are an average of $517 per year, or decreased profits associated to the annual restoration. The research also took into account the amount of restoration time, materials cost in terms of their local economy.
