Tenant Move Out Cleanup >> Water Damage

My tenants just moved out and did not inform me of Water Damage. When I went in I discovered my carpets were all wet. The water at been shut off so I do not know where the water is coming from. What do I do? First one must start by contacting an expert in flood damage such as a plumber or water restoration company. If your carpets are wet you will need to bring in somebody who can pull up the carpet and the pad, and dry Water Damage out.

  1. When the carpet and pad have been pulled up the floor needs to be inspected for mold damage. If mold is found you'll need to contact a mold remediation company. Since this is going to be a continuing rental place, you'll need to do everything to ensure that the next inhabitant as a healthy place to live. So you don't want to just hire anyone for the cleanup. You'll want to call or contact professionals. As far as your legal recourse to go back on the tenant contact a lawyer. Constraints must not be monetarily over whelming; these are incredibly hard times.
  2. Water damage must not be financially bankrupting a landlord which might not be secured by and repaid through your property taxes. It can be extremely unfair because it cripples rental owners; Water Damage might not be needed for all homes; too costly during these trying times! Tenants are usually the major cause of water damage. Landlords plan to slowly improve their rental homes as they can have enough money to provide a quality rental property. But tenants might still cause water damage if they are not knowledgeable about plumbing fixtures. Expensive repairs will not make tenants any more cautious. 
  3. Insulating and sealing around pipes must have been comprised in Water Damage a long time ago I strongly feel these things must be repaired immediately. Landlords don't essentially think plumbing fixtures must be improved, since it requires more money than to install new ones, and they will predictably be upgraded ultimately.  It really varies on the conditions. Conditions such as getting rid of perfectly functioning plumbing fixtures for ones that may be 5% more efficient makes very little sense.  Because the efficiency saved by replacing such plumbing fixtures hastily will be counterweighed by Water Damage all working plumbing fixtures.
  4. It will also make a drastic economic burden for landlords while in an already hard financial time.  What difference does it make? Tenants put out little effort and generally ignore any water damage issues that aren't in their best interest with what they want. Landlords do feel that these enforced requirements will provoke higher rents. Landlords replace windows in their rental houses of their own will. Landlords tend to be more conscious, but they don't think that they must have to spend a lot of resources to add something like all new plumbing fixtures. This might be a major obligation on the property owners. It must be perfectly clear whether the tenants are aiming to be more Water Damage careful.
