Water Damage >> Pipe Leaks

Pipe Leaks could be called the silent destroyer, there might be a water leak for days that goes unnoticed then squish you step into it with your stocking feet. But, you think, where did it come from, it’s fairly close to the kitchen sink. You open the cabinet and pull everything out from inside and every things dry, you think this isn’t fair, I’m not a professional, how will I ever find the source. Well, here is a partial list of things that could be leaking around the house to cause Pipe Leaks.

  1. In the kitchen if you sop up all the water and it just continues to come, then more than likely it’s a water damage leak coming from a pipe or fitting that’s under pressure. Check the pipe and fittings at the refrigerator ice maker pipe, the water supply pipe that goes to the dishwasher and the connections under the kitchen sink. If you have reverse osmosis there’s quite a few fittings that would need to be checked.
  2. Still in the kitchen, but now the leak is only occasionally when you run the water from the faucet. So, the leak could only be coming from the faucet itself, the garbage disposal or the drain. First off, where is the water? To find the Pipe Leaks, you must make it leak, turn on the water. For this, you will need to get on your hands and knees and have a flashlight.  If the water is under the sink, in the cabinet, check the supply lines for the faucet. Sometimes the faucet will leak itself, the most common time that this happens is when there is a pull out spout. To fix that merely pull out the spout and tighten the connection. Okay, say that it’s not the faucet, check the drain connection and the disposal. Disposals, depending on the make and model, they could corrode through if the outside body is made of steel and if it’s made of plastic it could be cracked. If the water is dripping from the underside of the disposal (sometimes you have to turn the disposal on to make it leak) then the seal is worn out. There’s no way to fix it, it would need to be replaced.
  3. Say that the Pipe Leaks is coming from the wall, behind any sink and only leaks when the water is running. The leak more than likely would be coming from some sort of crack or hole in the drain pipe. The wall would have to be cut open, after exposing the drain pipe, turn on the water and find the Pipe Leaks. Then identify what the pipe is made of, is it plastic or metal? If the pipe it metal it probably has a hole caused by corrosion, that section of pipe would have to be cut out with a metal cutting saw and replaced. If the pipe is made of plastic again the failed section would need to be cut out and coupled back together.
  4. Now, we’re in the bathroom, by far the most common cause of water damage is the toilet. Probably the number one culprit is the wax seal used where the toilet makes the connection to the flange on the floor or the wall it the toilet is a wall hung toilet. The telltale signs  are when you see a stain on the drywall of your ceiling under the bathroom and the water isn’t running coming through constantly. Almost always it’s the wax ring has failed and the water is leaking past. Remember this Pipe Leaks is what they consider black water, extremely dangerous, do not come into contact with it. The remedy is to pull the toilet and replace the wax ring. Other causes of Pipe Leaks from toilets are the tank to bowl kit is leaking and needs to be replaced or the toilet could be cracked and the whole thing would need to be replaced.
  5. Now we’ve moved onto the water heater, depending where your water heater is will determine what kind of water damage there will be. If you’re in a part of the country where your water heater is kept in the garage the water damage will be mostly to the drywall or other building materials around the water heater and possibly the items that are stored around it. Some water heaters are kept in a basement and might have a floor drain to catch and carry away any water that leaks, that is if the floor drain isn’t plugged. Then the water damage could extend to the walls and possessions around it. The worst location is just in a closet off the hallway close to bedrooms and other living spaces. The water damage seems to be the most extensive in this area. Another concern is that sometimes on electric water heaters, the leak comes from the top and the water runs down onto the wiring. Not only is there significant water damage, but also might cause a fire damage.
