Did you know the average residential house loses 14% of the water delivered to leaks? In an average home, 22 gallons of water are lost to leakage every day, and the usual suspects are leaking toilets or dripping faucets. This daily water leakage amount is about equal to the amount of drinking water a family of 3 requires for 2 full weeks. Some Flood Damage leaks in more dramatic incidents can be costly though.

  1. Following the extraction of extra water, a detailed Flood Damage investigation should be conducted that considers the extent of water extraction, the types and quantities of affected materials and the degree of apparent water damage. The data gotten might be used to analyze the extent of water damage and to determine the job scope. Professional testing devices and the principals of psychometrics should be used to formulate plans of water extraction and restoration, or replace both structural materials and contents. A full Flood Damage investigation might include, but is not necessarily exclusive to, the following: observing and evaluating health and safety risks; deciding the source of water damage and deciding the need to protect flooring covered materials and contents.
  2. Deciding the extent of humidity intrusion; deciding the water extraction job extent; evaluating flooring types and evaluating inventories and/or contents. Evaluating the HVAC type if affected; assess peripheral structural materials (walls, ceilings, etc.). Recording preexisting conditions not related to the current water damage (wear, urine contamination, delamination, etc.); and establishing water extraction goals. If the Flood Damage investigation conclusions need that any materials be extracted, the job manager, building manager, or other responsible parties are responsible to providing data regarding the presence of asbestos to the water extraction contractor. This data is ONLY available through the Asbestos Program Office (3-6435).
  3. Also, the contractor should get, sign, and return a job-specific FS-13 form before the start of work or any change in the scope of work. This document is a changeable document needed by purchasing in order to process payments for any work completed by contractors on a residential setting.  Several days may elapse before the cause of the backups is determined, the issue is solved, and flooding subsides. That allows extensive infusion and adulteration of hygroscopic materials such as wood, gypsum, paper, and concrete to happen. That Flood Damage penetration with water and organic mass leads to the progression of possibly disease-causing (or opportunistic) organisms.
  4. These organisms may act as a serious health hazard to residents of the edifice. Organic mass and water-saturated materials could be used as substrate for the progression of microorganisms (such as gram-negative bacteria and toxigenic fungi) that could yield chemicals toxic to humans and damaging to materials. A large amount of water within an edifice can cause high moisture, which could also impact microbial progression on structural materials and contents. Several of the questions to be answered in that situation include the following: What are the impacts of the initial Flood Damage adulteration on the edifice, its contents, and the health and welfare of its residents?
