Any person entitled to occupy the rental unit with the consent of the landlord, but has not signed the rental agreement. This occupant does not have the rights and obligations as a tenant under the rental agreement. This may include a spouse, family member, relative, Tenant Eviction Letter or others who move into a rental unit with the authorized tenant.

Conduct - Tenants are responsible for the conduct and behavior of all occupants,guests, and visitors. The landlord may bar a tenant's guest from the premises forconduct that violates the terms of the lease agreement, or local, state, Tenant Eviction Letter or federal law.Landlords governed by the VRLTA should review §55-248.31:01 for details.

Dwelling Unit Any place that is rented such as a house, apartment, condominium,mobile home Tenant Eviction Letter or mobile home park space.Holdover A tenant who fails to leave the rented premises at the end of the lease anddoes not have permission from the landlord to stay in the unit is referred to as a "holdover" tenant. 

The landlord may hold the tenant responsible for rent for another rentalterm or evict the tenant. It is important that a tenant return possession of the unit to thelandlord by returning the keys Tenant Eviction Letter and fulfilling their obligations under the lease agreementto avoid being responsible for rent payments or court action.Lease Break Vacating the rental unit before the lease termination date is a breach ofcontract and may result in costly consequences. 

If a tenant leaves before the leaseexpires, it may cost money and a favorable rental reference. When a lease is broken orterminated early, the landlord can charge the tenant for cleaning, repairs, redecorating,rental advertising costs, reasonable attorney fees, Tenant Eviction Letter and rent for the remainder of the leaseterm. If a landlord breaks the lease, the tenant can ask the landlord to pay for relocationor other incentive for the tenant to move early. 

Both the tenant and the landlord have alegal obligation to complete the term of the lease agreement.Lease Term The term of a lease is defined by the length or duration of the agreement, and has a definite start date and an end date. A lease may start Tenant Eviction Letter or end on anyday or date of the month. However, all leases do not end automatically. 

If the leasecontains an automatic renewal, clause, either the tenant or landlord must submit awritten notice in accordance with the terms of the lease to change or terminate thetenancy.Maintenance Tenants are required to keep the dwelling unit clean, Tenant Eviction Letter safe, use allutilities, facilities, and appliances in a reasonable manner and comply with all applicablehousing and fire codes. 

Landlords are required to comply with all laws relating to rentalproperties, keep the property in good condition, make all necessary repairs andmaintain all electrical, plumbing, Tenant Eviction Letter and other equipment supplied by the landlord.Month-to-month Tenancy An agreement between a tenant and a landlord to rentfrom one month to the next, rather than for a fixed period of time is referred to as amonth-to-month tenancy. 

Each month represents a new rental term, and willcontinually renew until a written notice, as required by the lease agreement, Tenant Eviction Letter is given byeither the tenant or landlord.Notice The VRLTA and most lease agreements require written notice by a tenant orlandlord when communicating a fact or information regarding the lease agreement. 

When giving notice, both the tenant and landlord have to be able to prove that the otherhas knowledge of the information, Tenant Eviction Letter and that the notice has been provided according tothe terms of the VRLTA or the lease agreement §55-248.6 of the VRLTA provides detailsfor providing proper notice in rental situations covered by this law.

Occupancy Standards The maximum number of persons permitted by law tooccupy Tenant Eviction Letter and live in a residential dwelling is based upon a minimum square footage ofsleeping area per person. Pets Allowing or prohibiting pets in the rental premises is determined by thelandlord, and must be stated in the lease. The landlord can include terms restricting thesize, Tenant Eviction Letter kind, and number of pets a tenant may have. When pets are allowed the landlord may require an additional cleaning fee, or monthly fee for keeping pets. 

Read the leasecarefully and be sure you agree with all deposits and fees. Be especially alert for nonrefundable pet fee.Possession of Premises In rental terms, Tenant Eviction Letter possession of premises refers to anysituation in which a tenant has control and occupancy of the premises. 

Possession of thepremises does not always end at the same time that the lease agreement terminates butrather with the surrender of control of the premises by turning Tenant Eviction Letter over the keys to thelandlord. If a tenant does not return the keys the landlord may charge for changing thelocks and in some cases, charge rent for each day the tenant has the keys.

Until the keys are in the landlord's possession, a tenant is considered to be a "holdovertenant" and Tenant Eviction Letter may be responsible for paying rent through another lease term.Prepaid Rent Refers to money paid more than one month in advance of the rent duedate(s) by the tenant. The landlord must place prepaid rent into an escrow accountwhere it remains until the rent becomes due. 

This rent is not to be removed from theescrow account without the written consent of the tenant.Renewal Many leases contain a provision that allows the lease to automaticallyrenew for another term, Tenant Eviction Letter or to renew on a month-to-month basis when the fixed termends. Automatic renewal means that if the tenant does not give notice, the landlord canhold them to an additional period of time such as one year. 

An automatic renewalprovision should be clearly disclosed in the lease agreement. Tenants and landlordsmust follow the notice requirements to avoid having the lease renew for a term they donot want. If you anticipate buying a house, Tenant Eviction Letter getting married or having to move for someother reason, negotiate a short term renewal, such as a month-to-month lease. 

If your lease renews for a long-term, it can be expensive to break the lease as the landlord canhold the tenant responsible for the costs associated with advertising Tenant Eviction Letter and finding a newtenant.Security Deposit This is a refundable deposit of money paid by the tenant to thelandlord to cover any damages that happen while the tenant lives in the dwelling unit.
