The following are the minimum steps that shall be applied to all Mold Remediation projects, and for smaller, minor restorations that could be in non-sensitive, unoccupied areas such as the flooded regions that have involved personal, single dwelling homes. This information will help you understand how a professional water restoration company would handle a thorough and complete water damage project. These are the steps that we take.

  1. Locate and eliminate the source of water or excessive moisture that is causing the Mold Remediation. Re-confirm that the water source has been eliminated and the mold has been minimized where the documents have been stored as well as possible before proceeding. If document items in the room could become contaminated with black mold spores or construction debris, remove every room item from the mold remediation area, such as water damaged computer equipment and upholstered furniture or protect with plastic. All building and other materials that could not be entirely dried out in a 48 hour period shall be removed from the vicinity and disposed of except some “hard” materials and furnishing could be evaluated for salvage.
  2. Clean the work vicinity and surrounding surfaces, use a HEPA vacuum on the Mold Remediation where possible. Non-porous materials such as metals, glass, and hard plastics and semi-porous to non-porous materials like wood, and concrete materials that might be structurally sound and could be potentially or visibly moldy might be cleaned and reused. Use a mild cleansing solution, and rinse well and dry off, the surfaces should also be cleaned/disinfected with the administration approved cleaner, such as Virex II or similar mild cleaning mixture.
  3. In almost all cases, bleach shall not be used as it can damage the documents or pit metallic and any other hard surfaces, and will require excessive contact time to work effectively on Mold Remediation, and can produce strong toxic odors. Building materials like wallboard, drywall, ceiling tiles, wallpaper, and other cellulose-based materials that could become wet and might remain moist for more than 48 hours shall be discarded and replaced.  This Mold Remediation guideline will also apply to materials that could house mold spores but that will not be cleaned, such as damaged and contaminated cellulose and fiberglass insulation and insulation pipe wrap.
  4. Carpet that remains damp or wet for more than 48 hours, or that could become repeatedly wet due to re-occurring water intrusion events, shall be evaluated for possible removal and disposed.  If the area is below-grade, like in the basement work area, carpet shall not be reinstalled especially if the area is susceptible to recurrent water-intrusion or a constant high relative humidity levels that are greater than 60%. The use of dust suppression methods on materials that will be cut out, such as moistened surfaces prior to cutting, do not soak or saturate the Mold Remediation. Remove mold or water-damaged document materials in sealed bags or sealed containers. Try to leave the document processing area dry and clean.
